The Florida Fire Prevention Code is updated every 3 years. It is a resource comprised to accurately apply and enforce requirements that help and protect life and property. The fire codes are enforced by local fire officials within each county, municipality, and fire district in the state. 

Unfortunately, too many commercial property owners fail to update the fire prevention system they have in place when these updates are made but it’s important to stay informed and in code for your safety.

The 11 most common code violations in commercial properties are:

  1. Improper use of extension cords. This is one of the most serious and most common, you should never attach extension cords together, to permanent fixtures or pass them through holes in the wall.

  2. Blocked exits and fire doors. It is critical to keep all doors and exits unblocked 100% of the time. 

  3. Non-illuminated, flickers, blocked exit signs, and faulty lighting. 

  4. Improper storage in fire pump and riser rooms. Fire marshalls often see miscellaneous items stored in here and in the event of an emergency, slows or prohibits their ability to work and accesses needed equipment. 

  5. Blocked exterior fire department connection and valves. Landscaping such as trees, bushes, boulders or business equipment, pallets, and dumpsters are often in the way of the access points. 

  6. Incorrect fire sprinkler system. Your fire sprinklers have to be up to code for your company's business and purpose. 

  7. Fire extinguisher issues. Missing, damaged, or partially used fire extinguishers are especially common 

  8. Broken smoke detectors. Sometimes large facilities have difficulty keeping up with missing or faulty smoke detectors. 

  9. Fire alarms or pull stations not working. Fire alarm pull stations should not be blocked and should remain visible at all times. 

  10. Items hanging from sprinkler heads or pipes. When hanging things from sprinkler heads or pipes, it's easy to accidentally activate them, resulting in water damage to the affected area. 

  11. Not keeping proper records. As the owner of the building, it is your responsibility to retain copies of your inspection and repair records.

Commercial Cleaning – Don’t forget the Area Above the Ceiling!

It’s a common practice for many hotels, restaurants, and healthcare facilities to plan and budget for hiring a commercial cleaning company for quarterly, semi-annual, or annual cleaning of carpets, floors, and even equipment, to ensure that their guests, residents, patients, and even visiting family members will not only enjoy and provide favorable reviews about their experience, but also that they will not be exposed to any potential health hazards because of the proactive measures that were taken.

At times though, during this planning process, one area that can get overlooked, is above the drop ceiling in the kitchens, dietary, dining, and possibly even patient service areas.  There are several reasons these areas can be so critical.

  1. There is typically more heat in many of these areas, due to the equipment in use, as well as moisture from hot water and steam from dish machines, etc…
  2. Pests are attracted to these areas because of the smells, food and nesting materials they can find, and the darkness and lack of activity.

Contamination from rodent hairs, urine, and feces, is a concern and not to mention the damage they can do from gnawing on electrical wires and other parts of the structure.

And while it may be a common practice for these types of facilities to require their pest control providers to visually inspect the ceilings during their visits and to document any evidence of any of these issues, there is often a disconnect as to who should be responsible for cleaning up what is found.  Very often the documented issues that are found are not taken care of because the pest provider does not offer that type of cleanup service, and the facility itself does not have the manpower or expertise to effectively address these types of issues.

So, the area could remain contaminated, which could contribute to the possibility of several problems:

Here at SERVPRO of Greater St Augustine we often get hired to remove cigarette and cigar smoke contamination.  The process  of removal varies based on the strength of contamination or smell, and the area affected. Frequently our customers are not sure of how involved the process may be. Today we wanted to share what professional removal of cigarette smoke odors entails. There are many different steps and nuances in every restoration project. Here are some of the commonly followed steps in a cigarette, cigar, and similar smoke related odor removal process that we follow:  

The process is:

Step 1: Thorough Inspection and Development of Scope of Work

*   Determine how long the cigarette smoke has impacted the area?

 o The longer the presence, the harder it will be to clean.

* Inspect the HVAC ducting, walls, ceilings, furniture, and air quality.

o Nicotine residue will cling to virtually all surfaces and will remain until removed. These surfaces will need to be cleaned thoroughly.

* Remove the furniture and contents from the structure. Place in a cleaning station outside or at your warehouse

Step 2: Ceiling: Depending on the type of ceiling, the cleaning procedures will vary.

Step 3: Walls: All walls will need to be thoroughly cleaned then rinsed using the appropriate products and procedures for nicotine residue removal.  In extreme cases, where staining was heavy and unable to be completely removed, it may be necessary to apply an appropriate sealer to cover it.

Step 4: Floors: The type of flooring is another consideration.  In carpeted areas, both the carpet and padding may need to be disposed of.  Nicotine odors, especially if they are heavy, may not be able to be removed due to the porosity of those materials.  Other types of flooring will require different cleaning methods. 

Step 5: HVAC/Ducting: Thorough cleaning of the duct work will also be necessary to eliminate any possibility of re-introducing nicotine residue into the previously cleaned areas.

Step 6: Furniture and Contents: All furniture and contents will need to be thoroughly cleaned.  In some instances, it may be necessary to discard furniture items, as the difficulty and cost to clean them, may exceed the cost of replacement.

Step 7: Deodorization:  Finally, all areas, as well as furniture and contents will need to be deodorized, to remove any lingering odors.  This process would be repeated up to 4 cycles to ensure complete elimination of all odors.

SERVPRO of Greater St. Augustine/St. Augustine Beach recently had the opportunity to conduct a Lunch & Learn at PMI St. Johns County.  It was a chance for both SERVPRO and PMI St. Johns County to gain a greater understanding of the service offerings, the areas of expertise, and the resources that each organization can draw upon to accomplish their goals.  It was also a relaxed atmosphere that allowed all of the participants to get to know each other on a more personal level, which allows the business relationship to begin to flourish.

The Lunch & Learn format is just what it sounds like.  We provide the food & drinks, whether it's lunch or an early morning breakfast type meeting.  While we are enjoying the provided items, we have an opportunity to discuss in a relaxed and informal setting, the things that make our organizations unique, the goals we have, the services we offer, and the expertise of our teams.  We also talk about what would be a good referral for either organization and how we can look for opportunities to provide these referrals, as we go about our daily routines.

End of the Year Franchise Update

Hurricane Irma was so large that it covered the entire state of Florida!

2017 has been an amazing year for SERVPRO of Greater St. Augustine / St. Augustine Beach, but it did not come without its difficult times. St. Augustine was devastated by a hurricane for the second time in two years.

Our staff works 12+ hour days for a month straight, doing everything we can to help our local community get back to their normal lives. The whole city was pushed to its limits, and once again we all rallied together to get through tough times.

Our community came together in December to celebrate the end of the year, and thanks to many of our amazing friends in St. Augustine, we were able to raise $1,500 to donate to the St. Johns Housing Partnership. 

Our Franchise now features a fleet of 10 vehicles, all capable of responding to any size disaster! 

Next year we will continue to grow, but we could not do it without the love and support of loyal customers. Thank you all for the support throughout 2017, and we look forward to many more years of service to our awesome #local community!

Replacing Your Floors? Consider the following:

St. Augustine residents have now been forced to overcome the troubling outcome of two hurricanes in the past year. Many of our clients from Hurricane Matthew became repeat customers after Hurricane Irma.

Residents who have homes in low lying areas and are prone to flooding are left with little options to protect their residence from flooding in the event of another hurricane. Raising the house to be higher above sea level is expensive and time consuming.

When a home floods from a hurricane, the water is considered to be grossly contaminated. Anything porous that the water touches is considered compromised and should be removed. This includes laminate flooring, carpet, carpet pad, etc.

One step that homeowners are taking in the second rebuilding process is to add tile floors throughout the entire house. Tile is not a porous material, and does not have to be removed after a floor. While the installation of tile is more pricey, it offers one less thing to worry about after a hurricane.

Since tile is bonded directly to the concrete, water does not penetrate its surface. This allows SERVPRO of Greater St. Augustine / St. Augustine Beach to finish the process of restoring your home in less time!

June was a very exciting month for our crew here at SERVPRO of Greater St. Augustine / St. Augustine Beach. We attended our annual convention in Seattle, and we invested in some new technology to help our production team better serve you in your time of need. We also attended classes to continue our education in the field of restoration. We are the only SERVPRO team located IN St. Augustine, so are faster to any size disaster!

Our corporate SERVPRO RV made an appearance at The Players Championship golf tournament this year! No job is too big or too small!

SERVPRO of Greater St. Augustine is happy to announce that we have officially celebrated our 2 year anniversary. It has been a blessing and a privilege to service all of North East Florida over the past 2 years. Here is a copy of the email we recently received from one of our customers (email is provided as it was deliered to our office inbox):


"YESTERDAY, (7/10/16) I WAS IN AN ABSOLUTE STATE OF “I DON’T EVEN KNOW THE WORDS.”  A something had come loose or exploded or I didn’t know what but my house was in water and I have wood floors.


A called my State Farm Agent first and the second, and most important call came next-SERVPRO in St. Augustine.  In less than one hour, closer to 45 minutes, I had the most incredible group of people in my home, David, who I later found out is the owner, Starr and DJ.  They helped me find a sense of humor as they made the water disappear and gave me a great idea of what was to come next.  My STATE FARM AGENT, Who was on the ground within 24 hours even told me that if there is water damage, THIS IS THE BEST TEAM EVER TO CALL.  It has been just 27 hours since the water explosion.  My house is drying and they have already been back on site twice and even helped me find a plumber. 


DJ, AND HE HAD A NEW TEAM MEMBER TODAY, AN ARMY VETERAN, WHO I THINK MY DOG ALLIE IS PACKING HER BAGS TO GO LIVE WITH JUST MADE ME FEEL SO COMFORTABLE ABOUT THE CHAOS IN MY HOUSE TO INCLUDE ALL OF THE DIRTY DISHES THAT WERE WAITING TO GET WASHED AND ARE NOW ON THE COUNTER.


STARR ALREADY HAD BEEN BACK AND HELPED GET A PLUMBER FOR US AND JUST MADE ME FEEL LIKE I JUST FOUND MY NEW BEST FRIEND.  I STILL OWE HER MEXICAN IF SHE CAN EVER STOP SOLVING OTHER DISASTERS.
